Inner-city Melbourne residents don’t have to go far to tee off.

Acclaimed architect Nonda Katsalidis’ new sky-high development, Australia 108, will include a virtual golf range.

A favourite already in resorts around the world, the new trend to include the pricey toy in residential complexes is setting the Fender Katsalidis development apart.

With space and time at a premium, Mr Katsalidis is hoping to entice high-paying clients with the unique extras located in the Sky Rise Club on level 11 of the new development, the golf range will be surrounded by a lap pool, a sauna, a private theatrette, and outdoor barbecue facilities boasting high city views.

The golf simulator is based on real golf courses around the world, with the emphasis on Asian and American courses. Australian courses are being added to the simulator to give residents the ability to improve their game.

The virtual aspect also gives players time back, as most courses take less than an hour to complete rather than the usual three hour slog on the green.

The building is set to have 1,105 units and cost $1 billion to build. The apartments will go on the market to the Australian public on February 14.

The Australia 108 development will become the tallest building in the southern hemisphere, beating the Eureka Tower (also built by Fender Katsalidis) by 25 metres.
