Greece is proving to be an attractive destination for international buyers looking for holiday homes, with Halkidiki emerging as the most sought-after region.

According to data from the Spitogatos platform presented at the 24th Prodexpo Real Estate Conference by Dimitris Melachroinos, the founder and CEO, searches by foreigners have seen a significant 15 per cent increase this year compared to the previous year.

Halkidiki, with its stunning landscapes and beautiful coastline, has taken the top spot in the search rankings for holiday homes among users residing outside Greece.

The region’s charm has captivated potential buyers, with a notable influence from the Balkans.

The popular Cyclades islands come in second place, attracting attention for their picturesque charm.

Following closely behind are Kavala, suburbs in Thessaloniki, the southern suburbs of Athens, the city center, the Dodecanese islands, the rest of Attica, Messinia, and Chania, ranking in the 10th position.

German buyers are leading the demand for holiday homes in Greece, earning them the title of “champions” in this real estate market.

Americans and Britons are also showing keen interest, making them the second and third most interested foreigners, respectively.

The Balkans play a crucial role, with Bulgarians and Serbians ranking in the top five. Their preferences focus predominantly on Northern Greece due to its easy accessibility by road.

Surprisingly, Australians, likely of Greek descent, have secured the 10th spot in the rankings of international buyers interested in acquiring holiday homes in Greece.

The data from Spitogatos reveals a 15 per cent increase in foreign interest in Greek real estate compared to the previous year.

This surge is mirrored by a 20 per cent increase in searches from Greek citizens, indicating a growing overall interest in the Greek property market.

While the Greek property market has experienced a general increase in prices, the market for second homes presents an unexpected trend. Holiday home prices have seen a 4.7 per cent rise in annual sales prices and a 3 per cent increase in rental prices.

This trend underscores the attractiveness of Greece’s holiday home market for both international and domestic buyers.

Among Greek buyers, the southern suburbs of Athens take the top spot, followed by the rest of Attica, the suburbs of Thessaloniki, the Cyclades, the center of Athens, Evia, Halkidiki, Magnesia, the islands of the Argosaronic Gulf, and Messinia.
